  • Our Condominiums team possesses decades of experience unrivaled in depth and breadth. We help clients plan, structure, develop, finance, and implement ownership, operation and management regimes; and we provide counsel on the legal, regulatory and business aspects of the registration, marketing and sale of luxury residential, mixed-use and commercial condominiums in both public and nonpublic offerings.

    In the area of public offerings, we are known for crafting offering plans with attention paid to the particular features and characteristics of each project, and our experience in both straightforward offerings and particularly complicated projects is unmatched. We have represented developers on many of the supertall and luxury condominium projects dotting the city’s skyline, and nearly all the hotel conversions in Manhattan. We handle the registration of in-state and out-of-state projects as well as registration exemptions, and we advise on marketing, negotiate unit sales and conduct highly effective customer-oriented closing programs. The team also represents clients in the redevelopment and conversion of tenanted buildings as condos, and is experienced in structuring projects that include both market-rate rental and affordable housing components.

    Our work covers the entire range of developments requiring bespoke and sophisticated condominium solutions, enabling individual property owners to own, operate, finance and manage their properties in accordance with their specific needs or to facilitate separate ownership of differing components of large-scale development projects. This includes unique structures for purely commercial properties, such as those utilizing leasehold condominiums to enable not-for-profit tenant entities to qualify for exemption from New York City real property taxes.

    Our experience includes multifaceted, unique developments such as the mixed-use Hudson Yards project; commercial properties such as Moynihan Train Hall and the landmark Palace Theatre; the development of both 432 Park Ave. and Central Park Tower, the tallest residential properties in the city; and iconic hotel conversions that include The Plaza, The St. Regis and The Mark. We have also assisted clients with timeshare and fractional ownership projects.

    Leveraging our integration within a full-service law firm and highly skilled commercial Real Estate practice, our team works collaboratively with colleagues in our Land Use and Zoning, Environmental, Tax, and other practice groups to devise integrated solutions to the many challenges our clients face.

    • Kramer Levin Advises Related in Sale of Former Neiman Marcus Site at Hudson Yards to Wells Fargo

      Kramer Levin advised Related Cos. in the conversion and sale of the former Neiman Marcus flagship store space at 20 Hudson Yards to Well Fargo for $550 million. The sale, one of the largest commercial property transactions in New York City, closed on Nov. 22, 2023.

      Kramer Levin advised the Icahn School of Medicine at Mount Sinai (Mount Sinai) in connection with leasehold condominium-related matters as part of the medical school’s long-term lease at 787 11th Ave.

    • Kramer Levin Condominium Magic Makes Palace Theatre Float on Air

      Our Condominium lawyers, in conjunction with Kramer Levin’s Real Estate and other transactional groups, recently assisted our theater-industry client The Nederlander Organization in greatly enhancing the value of its Times Square building at 1568 Broadway by unlocking and creating new valuable signage and at-grade retail space.
    • Condo Team Surpasses $4.6B in Condo Unit Closings

      Kramer Levin’s Condominiums group has closed more than 1,500 units for an aggregate purchase price of more than $4.6 billion during a period of less than three years, from March 2020 to December 2023. Closings are the engine of the residential development business — they represent the culmination of what is often a yearslong process in the development cycle of a given project. Kramer Levin’s industry-leading Condominiums group regularly coordinates and conducts closings for the various condominium projects that its clients develop.
