Kramer Levin advised Open Partners on the launch of the new "Relais d'Italie," the winning project of the innovative urban initiative "Réinventer Paris."
The acquisition of the former Maurice Ravel conservatory, in the 13th arrondissement of Paris, took place on Dec. 20, 2018, as did the sale to the Régie Immobilière de la Ville de Paris (RIVP), through a VEFA. The Relais d'Italie is located on boulevard Vincent Auriol, directly next to the Place d'Italie.
The project consists of a complete restructuring of the existing building and its elevation by three levels using wooden modules completely prefabricated in the factory and delivered to the site already assembled. This system will make it possible to carry out a high-performance project on both the 12-month construction schedule and to earn an NF Habitat HQE certification for the Effinergie + label.
Following its restructuring, the Relais d'Italie will host accommodations configured as triplex for student roommates, a theater, rehearsal spaces, a coffee shop, coworking spaces and a common green terrace. This project was designed by the firm Pablo Katz Architecture.
The building will be delivered to RIVP in February 2020, which will delegate management to its subsidiary Hénéo.
