Kramer Levin has secured a zoning variance from the NYC Board of Standards and Appeals for the former Ulmer Brewery located 81 Beaver Street in Bushwick, Brooklyn. The building, which is an individual NYC landmark and has been largely vacant for many years, was constructed in the mid to late 19th century, at a time when brewing was one of the most prominent industries in Brooklyn. The building will be full restored and converted to commercial use on the first and cellar levels, and residential use on the second, third, fourth and penthouse levels. In addition to allowing residential use in a manufacturing zoning district, the variance waives the requirement for off-street loading. The Kramer Levin team was led by Land Use partner Valerie G.
